Mr. Alan B. Miller has been Chairman of the Board and Chief Executive Officer of the Trust since its inception in 1986. Mr. Miller is Founder and Executive Chairman of Universal Health Services, Inc., one of the largest providers of hospital and healthcare services in the nation. Mr. Miller is a past Trustee of the Penn Mutual Life Insurance Company, a Director of the Philadelphia Regional Performing Arts Center and Chairman Emeritus of the Opera Company of Philadelphia.

Mr. Charles F. Boyle was promoted to Senior Vice President in June, 2022. He was appointed Vice President and Chief Financial Officer of the Trust in February, 2003, and had served as its Vice President and Controller since June, 1991. Mr. Boyle has served as Senior Vice President and Controller of UHS since 2016 and Vice President and Controller since 2003. Prior to that Mr. Boyle served as its Assistant Vice President - Accounting since 1994 and as UHS' Director of Corporate Accounting since 1989.

Ms. Cheryl K. Ramagano was promoted to Senior Vice President - Operations in June, 2022. She was elected VIce President and Treasurer of the Trust in September, 1992 and was appointed Corporate Secretary in 2003. Ms. Ramagano has served as Senior Vice President and Treasurer of UHS since 2016 and Vice President and Treasurer since 2003. Prior to that Ms. Ramagano served as Assistant Vice President and Assistant Treasurer of UHS since 1994 and served as its Director of Finance since 1990.

Ms. Karla J. Peterson was elected Vice President, Acquisitions and Development of the Trust in August, 2022.
